Your Video Surveillance Can Solve a Crime Deputies respond to homes and businesses throughout the year to investigate a variety of crimes. The initial duty of a responding officer is to collect as much information as possible about the crime, so that the investigators who follow up on the incident, will be able to identify and arrest the persons responsible. One of the most exciting pieces of evidence a deputy can collect at a crime scene, is high quality video of the incident. While “a picture is worth a thousand words,” video is worth a thousand pictures. Surveillance video from homes and businesses is very helpful in identifying suspects and placing them at the scene of the crime—both are crucial pieces of information required for successful prosecution. While more and more homes and businesses have video systems installed, it has been our experience too often that cameras located in the vicinity of a crime scene are not operational or are outdated and the quality of the video is not usable. Thanks once again to ALL US Veterans  and my uncle Don who paid the ultimate price at the Battle of the Bulge in WWII.   I also want to thank the law enforcement community for their service as well.  My experience for a few years as a reserve Sheriff taught me to appreciate their dedicated service.   One way our country has traditionally said thanks to veterans is the existence of the VA loan program. While I am a Realtor and not a loan officer, many of my clients have benefited from the VA loan program. The VA buyer can buy with ZERO down as long as they can afford the payments. Another benefit is that the VA will approve buyers with lower credit scores than a conventional program will allow. In addition the interest rate is substantially lower than conventional loans at this time. There are additional closing costs (usually rolled into the loan) so speak with a quality loan officer. Orange County Housing Market Trends

Orange County Housing Market Trends – We now have a “BALANCED” MARKET This housing inventory chart provided by Stephen Thomas, compares active home listings to homes in escrow for all of Orange County. Can you see the time in May of 2013 when the to charts almost touched? What we experienced at that time was a twelve year low in supply and an all time low interest rate environment.    Every home which came on the market sold in multiple offers (as long as it was not sliding down the hill.) Today we are at about 8,000 active listings with demand at about a third of that number. Some of this is due to over enthusiastic sellers who overpriced their homes and now they are coming off the market. Time on the market is now averaging over 3 months which is technically a balanced market. Anything under 3 months is a “seller’s market” and anything over 5 months market time is a buyer’s market. Multiple offers are a thing of the past for now unless the property is under valued or if it is a very unique property. As an example I just had the pleasure of representing some empty nesters who put an offer in on a one story home with four bedrooms and a three car garage. We offered on the second day and there were eventually five offers. Because I was aware of the market statistics I was able to counsel my clients properly and they did secure the home of their dreams. Real Estate “Facts of Life” in Orange County California

A couple of “real estate facts of life” that are as sure as gravity itself below: The market never stays the same. In May of 2013 the housing inventory in Orange County CA was at a fifteen year low and the interest rates for a 30 year mortgage were below 3.5%.  I have never seen those rates in my lifetime and probably won’t again. The result was MULTIPLE OFFERS. Sellers were in CONTROL !!!! Detached homes which came on the market and were not structurally damaged sold with anywhere from 5 to 25 offers. Condos in great condition would have anywhere from 10 to 40 offers. Then on June 16th of 2013 the interest rates went up to 4.75 (still great) and the prices had risen 10 % at least which caused the brakes to be put on the market. Homes listed in the summer or fall would just sit. Spring 2014 was a good time to sell or buy because the rates were low and the inventory was better. As the spring moved on sellers typically over priced their homes while the actually sales prices were going sideways – not really up or down. Technically the market is still a seller’s market but we are now hovering around 90 days market time and expired listings are increasing. This means we are headed toward a balanced market. When a seller has only ONE offer then the buyer is more in control of repair requests. If you over price your home and drop your price periodically then you may end up with a good buyer but probably just one. Sure...
